Swing Gate Motor Replacement on a LiftMaster LA400
The motor housing had been taking on water for at least a season. The gear teeth stripped flat, and the gate arm was still trying to push a dead shaft. We pulled the old LiftMaster LA400, confirmed the arm bracket was intact, and installed a replacement operator the same afternoon. New limits were set and photographed, and the homeowner received a written record of the serial number before we left.
Welded Repair on a Sagging Driveway Gate Frame
This gate had been running on optimism for about three years. The mid-rail weld cracked through, the frame twisted, and the latch side was grinding concrete every cycle. We re-squared the frame, welded the joint, and added a gusset so the same failure doesn’t return. The gate now swings level with about a half-inch of clearance at the low point.
Photo-Eye Misalignment Causing False Reversals
The homeowner’s gate would close halfway, reverse, and sit open. The photo-eye, which is the infrared beam that stops the gate if something crosses the path, had drifted out of alignment by about two inches after a hard windstorm. We reset both eyes, verified the signal with a meter, and photographed the new alignment. Total time on site: just under an hour.
Gate Access Control Retrofit with Keypad and Phone Entry
The old keypad worked when it felt like it, and the homeowner wanted phone-based entry for deliveries. We pulled the failing unit, ran new low-voltage wire to a weatherproof keypad, and tied in a phone relay module. Every connection was photographed and logged, the same wiring-diagram habit Adrian developed on commercial sites starting in 2014.
Gate Opener Arm Replacement on a BFT Sliding Gate
A visitor backed into the gate and bent the opener arm about four degrees. The gate still ran, but the binding was wearing the gearbox faster every week. We straightened the mounting points, installed a new arm, and adjusted the travel limits so the gate stops where it should. The motor was fine, which we confirmed before quoting anything, because repair is the job, not replacement.
Welded Hinge Replacement on a Pedestrian Gate
The lower hinge had rusted through entirely, and the gate was pivoting on the top hinge alone. That’s a failure waiting to happen, and a broken gate is also a security gap. We cut off the old hinge, welded on a heavier replacement, and adjusted the latch so it catches cleanly. The gate now swings without drag and closes with a solid click.
