  • Keypad works intermittently, more so when it’s hot. The membrane is delaminating from the circuit layer. It’ll get worse through summer. Address it before it stops reading codes entirely and locks someone out at 11 PM.
  • The gate opens fine from the remote but the keypad is dead. This is almost always a wiring fault between the keypad and the control board, often a corroded splice inside the gooseneck pedestal. The board itself is usually fine.
  • You enter the correct code and the gate beeps, but doesn’t move. The access signal is reaching the board but not triggering the open relay. Could be a programming issue, a failed relay on the board, or a safety input overriding the command.
  • One specific code stopped working while others still do. Someone manually changed the programming, or a power surge knocked a memory slot loose. We can re-flash the user codes and lock out the programming mode so it doesn’t happen again.
  • The antenna range on the remote dropped from 40 feet to 10 feet. The receiver module in the FAAC board is failing, or the antenna wire has been pinched inside the enclosure. Common in Burbank after the seasonal winds pull at the weather seal.
